The VILLA RENTAL CONDITIONS regulate the rental of a villa/apartment for accommodation purposes between Kalkanvilla.com (hereinafter "Kalkanvilla.com") and the customer renting the villa/apartment for specific start and end dates. By booking a villa/apartment listed on Kalkanvilla.com via web, phone, or email, the customer and their accompanying party are deemed to have accepted all terms and conditions herein.
Parties and Subject of the Agreement
Parties: The renter (customer) and the landlord (Kalkanvilla.com).
Subject: The rental of the villa/apartment for the terms and dates specified on the listing page.
Declaration of Acceptance and Binding
Failure to comply with the terms below grants Kalkanvilla.com the right to unilaterally cancel the reservation, request the customer to vacate the property, and refuse to refund the deposit/deposit/rent.
Reservation and Payment Steps
Reservations begin with a pre-booking form, phone call, or email. Once your request is received and the amount (GBP/EUR/USD/TL) is shared via email, SMS, or phone, the property will be held for the deposit payment within 2 business days for distant dates and 1 business day for near dates.
Pre-Reservation, Deadlines, and Deposit
The deposit amount and bank information will be notified via email, SMS, or phone once availability is confirmed.
If the deposit (Bank Transfer/EFT/Credit Card) is not paid within the specified timeframe, KalkanVilla.org may cancel the pre-booking and accept another reservation.
Total Price, Remaining Payment, and Deposit
A deposit, not exceeding 50% of the total rental fee, will be collected.
The remaining amount plus damage deposit is paid by cash, bank transfer, or credit card on the day of check-in, based on the reservation document.
Check-in is not permitted until the Villa/Apartment Rental Agreement is signed and the remaining payment and deposit are received.
Pricing and Currencies
Villa/Apartment prices on the website are weekly (7 nights). Deposits can be paid by bank transfer, EFT, or credit card. Prices are displayed in the currencies listed on the listing page.
Reservation Cancellation, Refund Policy, and Special Circumstances
After the down payment (down payment) has been made:
Cancellation up to 30 days prior to check-in: The entire down payment is refundable.
Cancellation 30 days or less prior: The down payment is non-refundable (transferred to the property owner).
If the customer pays the full amount (EFT/Bank transfer/Cash) early:
Cancellation up to 30 days prior to check-in: 100% forfeited (no refunds).
Cancellations prior to 30 days are non-refundable; due to the close date, the likelihood of re-renting is low.
30 days or less in advance / no check-in: No portion of the paid amount will be refunded.
Global Pandemic (COVID-19, etc.) Scenarios
The prepayment is fully refundable for all reservations that must be canceled due to global pandemics such as COVID-19.
Cancellation due to Kalkanvilla.com: Notification is required as soon as possible; this is recommended if there is equivalent accommodation available on the same date. If the customer does not confirm and the situation is not a force majeure event, the deposit will be refunded.
Right of Withdrawal (Distance Contracts Regulation)

Villa/Apartment Check-in and Check-out Times and Early Check-outs
Check-in: 4:00 PM on the reservation start date
Check-out: 10:00 AM on the reservation end date
Please plan your travels according to these times. For early check-out, please inform Kalkanvilla.com at least 24 hours in advance.
If check-in is not possible due to high demand, the deposit will be transferred to the specified bank account (shipping costs will be deducted from the deposit). If early check-out is the customer’s choice, it will not be refunded.
Capacity Rules and Guest Changes
Guests exceeding the capacity or not on the reservation list are not allowed.
Written application is required for changes to the number of guests; approval may be granted if capacity is available, and an additional fee may apply.
If an unlisted guest is detected after check-in, KalkanVilla.com reserves the right to remove/cancel/evacuate early.
Cleaning & Maintenance, Pool & Garden Maintenance, and Extra Expenses
Weekly prices include check-in cleaning.
For stays of two weeks or more, weekly cleaning and a towel/linen change are included in the price.
Any other requests are subject to a fee.
For periodic maintenance of the pool, garden, and fixtures, staff may enter the garden/residence as needed.
Unless otherwise stated on the villa’s website, electricity, water, bottled gas, pool lighting, internet, and air conditioning are included in the price (may not be standard in all residences → please read the listing specifications carefully).
Pet and Smoking Policy
Pets are not allowed unless otherwise stated.
Smoking is not permitted in enclosed areas.
Damage Deposit: Collection, Refund, and Exclusions
The amount varies by property; it is included in the confirmation document and on the listing page.
Cash is collected on the day of check-in; if no damage/defects are found during the pre-check-out inspection, the cash is refunded.
If the inspection cannot be carried out due to early departure or high volume, the deposit is transferred to the bank account.
If the damage exceeds the deposit, the customer pays the difference (if not paid, legal action will be taken).
Kalkanvilla.com’s Responsibilities and Warranty Framework
The property is responsible for returning the property on time, clean, and ready for use.
Any broken or malfunctioning items must be reported immediately; Kalkanvilla.com will forward the issue to the homeowner/relevant company within 48 hours for repair (it will assist; it is not directly responsible).
We are not responsible for any malfunctions not reported promptly.
We are not responsible for incidents such as accidents, illness, injury, drowning, death, theft, fire, or problems arising from services purchased from third parties.
Customer Responsibilities and Code of Conduct
The property, furniture, electrical and electronic equipment, and kitchen appliances must be kept clean and maintained with care.
Garbage must be removed and dishes washed upon check-out; otherwise, a cleaning fee will be charged to the deposit.
Any damage/loss must be reported immediately; the cost will be deducted from the deposit or collected in cash.
Noise, loud noise, and violations of morality/laws are prohibited; early eviction may be imposed in the event of a complaint.
Customers must read and understand the "VILLA/APARTMENT RENTAL AGREEMENT" upon check-in; otherwise, the accommodation will not be accommodated, and all payments will be non-refundable.
Force Majeure: Contract Termination Cases
In the event of war/threat/riot, strike, natural disaster, fire, terrorism, epidemic, transportation technical problems, public infrastructure works, regional bans, and all unforeseen and uncontrollable events, KalkanVilla.org may unilaterally terminate the contract; legal liability will not arise.

Please report your complaints to Kalkanvilla.com immediately.
A site inspection will be conducted, and the necessary measures will be taken.
We accept no liability for complaints not reported during your stay but submitted after checkout.
