Our reservation process is designed with the principles of trust, speed, and transparency. Simply provide your desired dates for the Conservative Villa, Luxury Villa, Honeymoon Villa, Villa Near the Sea, Villa with Sea View, Villa with Heated Pool, Budget Villa, or Rental Apartment. Our team will collect your transportation and billing information, open the Pre-Reservation, and verify all steps in writing.
What is a Pre-Reservation? What Information is Required?
Required information: Date of stay, number of guests, contact information, and basic information for invoices/delivery notes.
Objective: To hold your chosen villa for a short period of time on your behalf and proceed with payment and confirmation.
Pre-Payment Rate (20–35%) and Durations (1–2 Business Days)
Close-term dates: A pre-payment (deposit) is required within 1 business day.
Distant dates: A pre-payment is required within 2 business days.
Pre-payment rate: 20–35% of the total amount. It will be deposited into the Company account by bank transfer or credit card.
Reservation Confirmation (Within 24 Hours) and Calendar Lock
As soon as the prepayment is received, a written Reservation Confirmation (email/fax) will be sent within 24 hours at the latest. The confirmation clearly states the total price, the deposit received, and the dates blocked in your name. You can check if the rental property is closed for sale on the calendar.
Payment Steps: Deposit, Balance, and Deposit
Bank Transfer/Credit Card and Company Account
The prepayment is made to the official company account by bank transfer/EFT or credit card. The transaction receipt will be matched with the Reservation Confirmation.
Balance Payment: Upon Villa Handover, After Contract
The remaining payment will be collected in cash or by credit card upon villa handover and as stated in the rental agreement. This ensures a smooth key handover.
Fixture Count and Deposit Refund
A stock count is performed upon arrival, and the deposit specified in the listing is collected. Upon departure, if the fixtures are returned by the tenant and no damage is detected, the deposit will be refunded.
Villa Check-in/Check-out: Hours, Flexibility, and Weekly Period
Standard Hours: 4:00 PM Check-in – 10:00 AM Check-out
Villa Check-in Time: 4:00 PM, Check-out Time: 10:00 AM. Cleaning and preparation are carried out during this period. Weekly rentals are for 7 nights/8 days, and the prices shown on the website are per week.
Early/Late Check-in and Check-out Based on Availability
Early/Late check-in and check-out are available for some villas, subject to availability. Our team will be happy to verify availability.
Pool & Garden Maintenance, Technical Troubleshooting, and Cleaning
Daily Maintenance, Trouble Reporting, and Solutions
Pool and garden maintenance is carried out by staff early every morning. If you notice any problems during your stay, your report will initiate an immediate resolution process.
Cleaning Procedure and Extra Cleaning Fee (2,000–15,000 TL)
Pre-check-in cleaning is standard; spare sheets and pillows are provided.
If additional cleaning is requested during your stay, the service fee ranges from 2,000–15,000 TL (depending on the request).
Price Policy and Included Services
Weekly Fee (7 Nights), VAT, and Brokerage Invoice
No additional fees are charged in addition to the weekly (7-night) rates listed in the listings. Real estate income is declared at the end of the year; as we are not businesses, we cannot issue invoices. Therefore, the prices state "VAT included," and our office issues a brokerage invoice for all transactions.
Electricity, Water, Gas, Pool/Garden, and Cleaning Included
Electricity, water, gas, pool and garden maintenance, and entrance cleaning are included in the prices listed in our listings. There are no hidden fees.
Pet Policy
Pets are not allowed in our villas unless otherwise stated on the listing page. Filter and consultant support is available for our pet-friendly villas.
Customer Responsibilities and Capacity Rules
Use of Belongings and Equipment, Damage Reporting, and Neighborhood Rights
Guests are responsible for handling all belongings in the vacation home with care. Any damage must be reported immediately; damages will be covered before departure. Noise and behavior that may disturb neighbors must be avoided. Prohibited items such as weapons, drugs, etc. are not permitted, and illegal activities are strictly prohibited.
Maximum Occupancy (Including Infants/Children)
The maximum occupancy capacity for each vacation home is specified in the description and includes infants/children. If capacity is exceeded, an additional checkout will be requested or an additional fee will apply.
Accurate Information Declaration and Security – Legal Compliance
Advance reservations are made based on the customer’s declaration. Our company is not responsible for any issues that may arise due to inaccurate or incomplete information. Guests are responsible for their own health and safety during their stay.
